“Manufactured homes” are homes built entirely in the factory under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). Manufactured homes are either single or multi-section, and are transported to the site where they are installed.
Manufactured homes are classified as real property when it meets the requirements imposed by the state, including but not limited to the permanent attachment of the manufactured home to the land. The state does not require the owner to obtain a certificate of title for the manufactured home if there is no transfer of land.
Arizona Title & Escrow Company handles all manufactured home sales for any buyers or sellers where there is a transfer of real property (land included). When the land is not being transferred with the manufactured home (or mobile home), this would be considered a sale of personal property and you can contact ADOT for your title transfer.
